Description

Goodwill Urban Housing LLC is pleased to request a proposal of work (Residential Component) for the Goodwill project located at Mission & South Van Ness Streets in San Francisco, California. The Project is to demolish most of the two existing buildings on the project site and construct a mixed-use development with two components—a residential and retail development including a 39-story, 396-foot-tall tower with mid-rise podium elements at the corner of Mission Street and South Van Ness Avenue, and an office development and permit center to be occupied by several City and County of San Francisco departments, consisting of a 16-story, 238-foot-tall tower on 11th Street between Market and Mission Streets with mid-rise elements extending west and south from the tower.

The project site occupies approximately 110,600 square feet (2.5 acres) on the north side of Mission Street between South Van Ness Avenue and 11th Street and contains a one-story warehouse structure with a below-grade parking garage and a two-story retail and office structure currently occupied by Goodwill Industries. A portion of the 1500 Mission Street building, including its clock tower, would be retained and converted to retail use; the remainder of the 1500 Mission Street building and all of the 1580 Mission Street building would be demolished.

The office component includes approximately 555,000 gsf of Class A office building and fully built out City offices, that would include a permit center for the Planning Department, Department of Building Inspection, Department of Public Works, and other departments on the first two floors.

The proposed residential and retail component would contain approximately 712,790 gsf of residential space (525 rental units, 105 of which would be on-site inclusionary affordable units), 45,000 gsf of ground-floor retail space, approximately 26,400 gsf of common residential open space, and approximately 300 parking spaces.

Related California and the City of San Francisco desire a strong level of participation by Local Business Enterprises (LBEs) certified by the San Francisco Contract Monitoring Division (CMD), as well as local (San Francisco) residents at all contracting tiers. As such, the Owner has agreed to good faith LBE participation goals and strongly encourages LBEs to submit their proposal. Furthermore, the awarded Prime Contractor would be required to work with CMD to meet/exceed the agreed upon LBE participation goals. Please review Attachment 1 (Bid Opportunities) and Attachment 2 (Residential Component: LBE Utilization Plan) detailing the specifics of the residential process and goals.
